We will:
- Landlord signs lettings contract with JMS
- Visit your property to take advertising photos
- Set up online adverts (Rightmove)
- Carry out viewings with potential tenants
- Agree a let
- Carry out full credit checks via HomeLet
- Arrange deposit transfer and 1 month rent upfront payment from tenant
- Create a photographic inventory for the property, signed by the tenants
- Sign the tenant up on an AST (6 or 12 months)
Cost: 12% inc VAT of first 6 months rent achieved, taken from the first months rent.
No Let No Fee – on the basis the landlord agrees to single agent contract with LP Lettings for minimum of 3 months.

- Arrange for a legionella assessment (approx £70)
- Conduct quarterly inspections

HMO Option
As a company, we have vast experience in the management of HMO in Nottingham and throughout the Midlands. We currently manage approximately 200 rooms across the region so rest assured you’d be in safe hands.
Included in our Full Management service for HMO landlords are the following:
