Tenant Find
We will:
- Landlord signs lettings contract with JMS
- Visit your property to take advertising photos
- Set up online adverts (Rightmove)
- Carry out viewings with potential tenants
- Agree a let
- Carry out full credit checks via HomeLet
- Arrange deposit transfer and 1 month rent upfront payment from tenant
- Create a photographic inventory for the property, signed by the tenants
- Sign the tenant up on an AST (6 or 12 months)
Cost: 12% inc VAT of first 6 months rent achieved, taken from the first months rent.
No Let No Fee – on the basis the landlord agrees to single agent contract with LP Lettings for minimum of 3 months.
Fully Managed
No upfront cost
We will:
- Carry out all of the above (Tenant Find)
- Arrange for a gas safe certification if required (approx £75)
- Arrange for a legionella assessment (approx £70)
- Conduct quarterly inspections
- Deal with any tenant enquiries/issues
- Deal with any reactive maintenance required, with landlord instruction
Cost: £330.00 (inc VAT) taken from first months rent, and 13.2% (inc VAT) of total rent per month for duration of contract.
HMO Option
As a company, we have vast experience in the management of HMO in Nottingham and throughout the Midlands. We currently manage approximately 200 rooms across the region so rest assured you’d be in safe hands.
Included in our Full Management service for HMO landlords are the following:
- 6 monthly inspections of the property
- Organisation of annual gas safety certification (cost of certificate separate)
- Organisation of local authority stipulated fire safety certification (cost of certificates separate)
- Organisation of annual PAT testing certificate (cost of certificate separate)
- Dedicated Property Manager, available for tenants to call regarding maintenance issues
- Arrangement of any pro/re-active maintenance with contractors and tenants
