Tenant Find
We will:
- Property marketing – photos, online marketing (includes advertising on Rightmove, Zoopla, JMS Website, Spare Room and social media platforms).
- To Let board (optional)
- Qualifying potential applicants and carrying out all viewings
- Submitting application requests to landlords for approval prior to proceeding with referencing
- Carry out full referencing checks, including credit checks, income verification, landlord references (where applicable) and right to rent checks.
- Completing and issuing tenancy documentation and all compliance documents that need to be issued to tenants by law.
- Collection of first months rent and deposit prior to move in – funds transferred once keys have been collected
- Key release
- Handover of completed tenancy documentation.
Cost: £450 + VAT = £540 or 50% of the first months’ rent (whichever is greater) No Let No Fee – on the basis the landlord agrees to single agent contract with LP Lettings for minimum of 3 months.
Fully Managed
- Property marketing – photos, online marketing (includes advertising on Rightmove, Zoopla, JMS Website, Spare Room and social media platforms).
- To Let board (optional)
- Qualifying potential applicants and carrying out all viewings
- Submitting application requests to landlords for approval prior to proceeding with referencing
- Carry out full referencing checks, including credit checks, income verification, landlord references (where applicable) and right to rent checks.
- Completing and issuing tenancy documentation and all compliance documents that need to be issued to tenants by law.
- Collection of first months rent and deposit prior to move in – funds transferred once keys have been collected
- Key release

- Allocate a dedicated Property Manager to your Property

Cost: Initial set up fee of £399 + VAT = £478.80 taken from first month’s rent, and 12% (INC VAT) of total rent per month for duration of contract
HMO (House of multiple occupation) Option
As a company, we have vast experience in the management of HMO properties in Nottingham and throughout the Midlands. We currently manage approximately 200 rooms across the Midlands so rest assured you’d be in safe hands.

Standard pricing structure for HMO management:
Initial tenancy set up fee £399 + VAT = £478.80. Monthly management fee 12.5% + VAT of the monthly rental. For additional required services, such as regular communal area cleaning / gardening – quotes are available upon request
Legal Expenses and Rent Guarantee: At an additional charge for any property with a fully managed service, we can arrange legal protection and rent guarantee insurance. This will give you protection if the worst happens. Further details are available on request.
Local Authorities: We have vast experience of working closely with the Local Authorities across the Midlands. For an additional charge we can liaise with the Local Authorities on your behalf surrounding issues such as Licensing and Environmental Health. Further details are available on request.
